One rate, everything handled
No setup fee, no markups on maintenance, and every number on a monthly owner statement. You see what guests paid, what it cost, and what you netted.
What we handle
The whole job, not pieces of it
- Listing and pricing. Photos, copy, and nightly rates set by season. Windsurfing weekends, harvest, and ski traffic each price differently, and we price them differently.
- Every guest message. Inquiries, check-in questions, and the 11pm hot tub question. Answered day and night, never by you.
- Turnovers. A local cleaning bench with backup coverage, inspected against a written standard before every check-in.
- Maintenance calls. Plumbers, electricians, and handymen we already know by name. The 9pm water heater call goes to us, not to you.
- Permits and lodging taxes. Filed on time in the right jurisdiction, on both sides of the river.
- Owner statements. A monthly report with every dollar in and out. No surprises at tax time.
Why local matters
The Gorge is not a market you can manage from a call center
Permit rules change at the county line. A kiteboarding June and a quiet November are different businesses. When a pipe freezes in February, the difference between a fixed problem and a canceled booking is knowing who picks up the phone on a Saturday. We live here, so we know.

Common questions
What owners ask first
Can I still use the place myself?
Yes. You block your own dates on the calendar, and we plan cleanings and pricing around them. It is your house.
How and when do I get paid?
Monthly, by direct deposit, with a statement showing every booking, fee, and expense behind the number.
What is the contract term, and how do I leave?
[PLACEHOLDER: confirm term and termination notice period before launch. Plain-language answer goes here.]
Do you handle long-term rentals?
Our focus is short-term and vacation rentals in the Gorge. If a long-term rental is what you need, get in touch and we will point you in the right direction.
